Services and Fees for Tenants

When you decide on a property that you would like to rent we will negotiate terms of your offer on your behalf with the Landlord and we will explain you on how to reserve the property, provide references,  make all the payments and sign Tenancy Agreements.

The Government’s How to rent guide serves as a helpful checklist for anyone searching for a house or flat to rent in England. It offers plenty of helpful advice to guide you through every step of the letting process. Your landlord or agent must give you a copy of the guide when starting or renewing your tenancy.

The guide provides you with a renting checklist and gives more detailed information on each stage of the renting process, including:

Our renting Fees for Tenants

When renting a property, there are various costs that you will need to take into consideration when making an offer. We strive to be transparent and upfront about any possible fees that may be payable, helping you to make informed decisions with no surprises.


Prior To Your Tenancy:


When you agree to rent a property, you will be expected to pay:


A refundable holding deposit
:

We will ask you to pay a holding deposit of no more than one week`s rent, the payment will be required to reserve the property and to begin the administrative process of requesting references from you. This is payable after your offer has been accepted.


References

We either check in-house or utilise the services of a credit-referencing agency to take up the following references: previous landlord, bank, employee and/or character references to demonstrate proof of income and suitability. You will also need to provide proof of ID, proof of address and proof of a ‘Right to Rent’ in England through a passport or combination of passport and valid visa.


The rent:

The rent is calculated on a per calendar month basis as follow: the weekly rent, multiplied by 52 weeks and divided by twelve months.


A refundable tenancy deposit:

Capped at no more than five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the total annual rent is £50,000 or above.

The rent and a refundable tenancy deposit are payable prior to the commencement of your tenancy. The tenancy deposit will be protected with a scheme that has been approved by the Government.


During Your Tenancy:


Payment to change a tenancy:

A charge of £50 will be payable by a tenant who requests to alter a tenancy agreement.


Payment to change of occupancy within an existing tenancy:

A charge of £50 will be payable by a tenant who requests a change of sharer on a joint tenancy,

We will not charge a tenant for changes to an agreement before it is entered into (e.g. requests to remove specific clauses or provisions from a tenancy agreement before it is signed).


All fees are not subject to VAT.
